A: A house cannot fail a home inspection. The point of an inspection is to examine the current condition of the home. This is not an appraisal, rather an evaluation that describes the physical condition of a home.
Q: Am I able to perform a home inspection on my own?
A: Performing a home inspection on your own is not advised. Home inspectors are specially trained to look at every detail of a house. Although you can legally perform this inspection yourself, this can lead to unwanted costs in the future.
Q: What is entailed in a home inspection?

Q: When do I call to make an appointment?
A: It is common for an inspection to take place directly after the contract or purchase agreement has been signed. Before this is signed, just be sure there is an inspection clause in the sales contract, stating that your final purchase is contingent on the findings in the home inspection.
Q: Can anyone attend the inspection?
A: The home inspection is a valuable experience for the home buyer. This is why we advise our clients to attend the inspection so they can see what looks normal and what looks like a problem.
Q: What if there is a problem found during the home inspection?
A: There are always potential problems that can surface during inspections. At this point, the seller is not required to repair any problems we may find. The buyer is then able to negotiate with the seller before the purchase is made. If this process does not result in your favor, you are then able to make other arrangements and terminate the contract.
